If you are replacing your roof, you might be surprised at how many options you have. There are advantages and disadvantages to each type of roofing material. When it’s time for a new roof, weigh the pros and cons of these different roofing materials.

Metal is a Cost-Effective Roofing Material

Metal roofing is inexpensive, fire-resistant, and easy to maintain. Power washing is a quick and easy way to clean your metal roof. It costs less per square foot than asphalt shingles, which are also known for their low price. The durability of metal roofing is one of its most appealing aspects as it lasts 40-70 years depending on the material.

There are downsides, however. A metal roof can be damaged, scratched, or dented by tree limbs and hail. If you’re near the coast, saltwater corrosion is a concern. Some homeowners dislike the sound associated with metal roofing. Wind, rain, sleet, or hail can be noisy.

Asphalt Shingles are Common Roofing Materials for your Home

The low price and availability make asphalt shingles the most popular choice among homeowners. They are easy to maintain and durable and, in case of storm damage, they are relatively easy to replace. Asphalt shingles are usually the least expensive option on the market and they come in a variety of colors and styles.

Asphalt shingles do have a few drawbacks. Many homeowners prefer the looks of other types of roofing over asphalt shingles. They do not have as long a life expectancy as some of the other roofing materials. Depending on how well they are maintained and other environmental factors, asphalt shingles last between 20-30 years.

Slate Roofing

With an average lifespan of 50 – 120 years, slate roofing is one of the most durable options available. It is fire resistant and adds natural beauty to a home.

The biggest disadvantage of a slate roof is the price. It is more costly than other available roofing materials. Slate is also fragile and, in the case of breakage, finding replacement tiles that are an exact match is often difficult. Because of the weight of this material, slate roofing is expensive to install.

Wood Roofing Materials

Another popular roof type is wood shakes or shingles. Wood is an eco-friendly choice known for its ability to help insulate the home by maintaining cooler temperatures in summer and warmer temperatures in winter. Wood looks great as it ages and is more impact and wind-resistant than asphalt shingles.

There are downsides to a wood roof. Wood shakes and shingles are more likely to grow moss or algae in wet climates. Unless chemically treated, wood is not fire-resistant. Wood shingles are more costly than other options on the market and they have an expected lifespan of only 25-30 years. Wood shake or shingles are usually 20-30% more expensive than asphalt shingles.
